SHKP wins tender for the Sai Yee Street commercial site
Riding on economic recovery to build a new landmark in Kowloon

Sun Hung Kai Properties Limited (SHKP) is very pleased that the Group won the tender for a commercial site on Sai Yee Street, Mong Kok. SHKP will develop it into an office-and-retail landmark in Kowloon.

SHKP Chairman and Managing Director Raymond Kwok said: “SHKP is committed to Building Homes with Heart and continually supports the development of Hong Kong. This new project signals another vote of confidence in the city by the Group following its tender success for the Artist Square Towers Project in the West Kowloon Cultural District last November. With Hong Kong on the path to economic recovery, the Group is excited to embark on this iconic large-scale commercial project, which will create strong synergy with Grand Century Place, a property owned by the Group for more than two decades. We believe the project will give fresh impetus to the development of Hong Kong.”

Mr. Kwok revealed that the Group will build a 320-metre-tall tower, the tallest commercial landmark in Kowloon after ICC, with a gross floor area of 1.52 million square feet. It will come with a walkway to the MTR Mong Kong East Station, as well as SHKP’s Grand Century Place and MOKO. As the latter two have a total gross floor area of 1.2 million square feet, the aggregate commercial space of the three developments will be over 2.7 million square feet, making the cluster the largest office-and-retail landmark in Mong Kok and a business, retail and tourist hub in Central Kowloon.

He added that the project will provide a public rooftop viewing platform, the only such facility in the vicinity, as well as plenty of green open space to offer an unprecedented experience to visitors and residents in Mong Kok. It will also provide a public transport interchange, and an improved road network and pavements to substantially improve traffic in the area. Linked to the nearby footbridge network, the project will be seamlessly connected to the MTR Mong Kok Station, where the Tsuen Wan Line and Kwun Tong Line intersect, as well as the East Rail Mong Kok East Station, greatly enhancing the connectivity of the district.

One of the busiest commercial cores in Hong Kong, Mong Kok is a magnet for locals and tourists of all ages. Apart from offering traditional shopping attractions, Mong Kok is a trendy place with a lot of upper-floor shops and has keen demand for new large-scale commercial complexes. SHKP developed Grand Century Place, which sits atop the MTR Mong Kok East Station, in the 1990s and has since gained a broad understanding of the local business environment. The two premium office towers, MOKO, a large-scale shopping mall, and the Royal Plaza Hotel have become a business and shopping hub with heavy footfall.

Connected to the MTR Mong Kok East Station on the East Rail Line, the Sai Yee Street commercial project is set to tap into the enormous business opportunities arising from the full resumption of travel between Hong Kong and the mainland. With its expertise in building transit-oriented developments, SHKP will make the most of the project’s unrivalled transportation network. On top of its excellent railway connections, the project will provide a new terminus for buses, minibuses and cross-boundary coaches, allowing people in different parts of Hong Kong and the rest of the Greater Bay Area to easily access it. Through a new public transport interchange, redesigned roads, pavements and walkways, the project will improve the traffic in the area. To meet the needs of office workers and shoppers, the development will offer 800 parking spaces to complement the 400 or so parking bays in Grand Century Place.

Scheduled for completion in 2030, the Sai Yee Street development will give Mong Kok a facelift. In addition to providing grade-A offices, a shopping mall and upper-floor shops, the project will have a rooftop viewing platform for visitors to enjoy a sweeping view of Kowloon Peninsula. The development will have plenty of green open space, including outdoor space of 30,000 square feet on the ground level. Other ancillary facilities will include footbridges to nearby stations and buildings, a community hall and other social amenities.

Sun Hung Kai Properties’ (SHKP) luxury residential leasing brand Signature Homes announced that the Holiday Inn Express Hong Kong Kowloon East will become part of Vega Suites, a stylish suite hotel located atop the MTR Tseung Kwan O Station, with effect from 1 March 2023. Both daily and monthly rental services will be offered after the integration.

The location of Vega Suites is ideal not only for customers in the vicinity, but also travellers from around the world, as Hong Kong has witnessed an increasing number of visitors since the borders reopened.  Vega Suites will upgrade its rooms with new designs at the beginning of the second half of 2023 to provide a flexible, stylish and comprehensive living space with hotel-standard services for high-end guests, nearby university students and tourists.

SHKP Signature Homes Managing Director Derek Sun said: “The inflow of tourists and business travellers to Hong Kong has surged since Hong Kong removed all restrictions on arrivals and travelling between Hong Kong and the mainland has resumed normal. There is strong demand for both short- and long-term accommodation. We are optimistic about the market outlook, and the integration will enable Vega Suites to offer more accommodation options with flexible lease terms and comprehensive amenities, catering for the needs of different customer segments, including the talent coming to Hong Kong, leisure and business travellers, university students and local families.”

Derek Sun added: “The integration will add 300 studios to Vega Suites’ portfolio. Together with the original 176 well-equipped suites, Vega Suites will provide 476 stylish units in total, ranging from studios to three-bedroom suites, with flexible terms from one day to one year to meet the needs of different guests. The new Tseung Kwan O – Lam Tin Tunnel and Cross Bay Link have improved the Tseung Kwan O transport network, and we are confident that this will make Vega Suites more appealing and that demand for its rooms will continue to grow.”

Vega Suites is located atop the MTR Tseung Kwan O station, offering swift and convenient access to both the Kowloon and Hong Kong CBDs. The commuting time to Kwun Tong, Kowloon Bay, Quarry Bay, and North Point is only 11 to 15 minutes, and it takes only 25 to 30 minutes to go to Admiralty and Central. Vega Suites is also close to The Hong Kong University of Science and Technology, and the French International School. Furthermore, the headquarters of the Immigration Department and various other government departments will be relocated to Tseung Kwan O and this  is expected to create additional demand for suite hotels. Vega Suites is also connected to large shopping malls, providing guests with daily necessities and entertainment. Sai Kung, the backyard of Hong Kong and a great place to escape the hustle and bustle of the city, is also only minutes away.

Four flagship commercial buildings developed by Sun Hung Kai Properties (SHKP), including the International Commerce Centre (ICC), Sun Hung Kai Centre, One IFC and Two IFC, receivedthe Leadership in Energy and Environmental Design (LEED) Platinum certification under “v4.1 Operations and Maintenance: Existing Buildings” by the U.S. Green Building Council (USGBC). On behalf of the Group, SHKP Executive Director Robert Chan received the certification from Andy To, USGBC North Asia Managing Director.

Robert Chan said: “SHKP continually invests in its properties to enhance their environmental performance and is committed to obtaining LEED certification for all its new investment properties. For instance, its premium commercial project in Kowloon East on 98 How Ming Street, Kwun Tong, was awarded pre-certification for LEED Platinum, the highest rating. The prestigious accreditation demonstrates the Group’s commitment to developing green buildings.”

The development under construction atop the High-Speed Rail West Kowloon Terminus also received LEED Platinum pre-certification. It is poised to become a world-class sustainable and environmentally friendly project.

ICC scored 87 points, the highest score among projects awarded LEED Platinum certification under “v4.1 Operations and Maintenance: Existing Buildings” in Hong Kong. Sun Hung Kai Centre, which is over 40 years old, achieved a score of 82, making it the longest-standing commercial building among Platinum awardees in Hong Kong. One IFC and Two IFC received 84 and 83 points, respectively. Two IFC was the first building in Hong Kong to attain LEED Platinum certification under "v4.1 Operation and Maintenance: Existing Buildings".
